The redevelopment of the historic All Inn building at 3015 East Colfax Avenue into a boutique hotel marks a bold step in the revitalization of one of Denver’s most iconic thoroughfares. Originally opened in 1959 as The Fountain Inn, the site evolved into the Gold Room—famed for its live jazz and opulent 14-karat gold decor—before gaining notoriety in the early 2000s as RockBar, a kitschy, 70s-themed nightlife hotspot beloved by locals. Now, through an extensive transformation led by developer Brian Toerber and in collaboration with the Denver Urban Renewal Authority (DURA), the property is being reimagined as the All Inn Hotel, featuring 54 artfully designed rooms, a coastal-inspired restaurant, a lively lobby bar, and an outdoor wine garden designed to serve both hotel guests and the broader community.
This project brings together an acclaimed team of creatives and operators, including design firm Maximalist Experience Design and Steven Waters of Take Care Brands Hospitality—known for innovative Denver establishments like Run for the Roses and Michelin Awarded F&B in New York City. Their shared vision for the All Inn is not simply to restore a building, but to breathe new life into East Colfax by creating a cultural and social hub that brings locals and travelers together. With offerings that celebrate both the neighborhood’s rich history and its evolving identity, the hotel aims to stimulate economic activity, encourage walkability, and provide a much-needed destination for those seeking authentic Denver experiences. More than a renovation, the All Inn Hotel is a reinvestment in the soul of the city—an effort to turn a once-forgotten landmark into a vibrant cornerstone of community and creativity.
